About the role
Join the Prevention and Default management and claims team, in the Bilingual Specialist, Multi-Unit Servicing and Default Management position. As a key member the team, you will review and analyze recommendations from lenders concerning various situations occurring throughout the lifecycle of the loan, including replacement of covenants, changes of borrower’s structure and projects in financial difficulty.
What you’ll do:
- Review and provide recommendations related to loans in default, including covenant amendments, modifications to special conditions, borrower structure change requests, security releases, and partial sales. Ensure that all recommendations align with CMHC’s risk appetite and that acceptable levels of risk are maintained when managing distressed housing loans and associated projects at various stages.
- Conduct comprehensive financial, operational, and market analyses to assess the financial viability of projects particularly those in construction or experiencing difficulties post construction.
- Evaluate current borrower capacity in relation to their project objectives to ensure CMHC’s decisions support both risk mitigation and the continuation or recovery of viable housing projects.
- Develop and recommend tailored solutions to address loan defaults, ensuring that proposed strategies balance risk management with the goal of maintaining project feasibility and advancing housing outcomes.
- Collaborate closely with a wide range of stakeholders, including internal partners (finance, legal, operations, and policy teams) and external stakeholders (lenders, receivers, property managers, developers, and legal counsel). Foster a cooperative approach to identifying and implementing recovery or restructuring options that best serve CMHC’s objectives and client needs.
- Oversee and coordinate the implementation of approved workout strategies, including negotiating restructuring terms, monitoring compliance, and reviewing loan advance requests. Ensure the agreed-upon solutions are executed effectively and contribute to restoring project stability and financial soundness.
- Provide timely and well-informed responses to inquiries related to projects in difficulty. Offer expert advice and guidance to both internal and external stakeholders, supporting transparent communication and effective problem-solving across all levels of engagement.
What you should have:
- An undergraduate degree in business administration, commerce or any other relevant education will be considered.
- A minimum of five years of experience in one or more of the following areas: underwriting of commercial real estate, business turnarounds, recoveries, housing finance and default management or a post-graduate degree and 3 years experience will be considered.
- In-depth knowledge of risk factors related to mortgage loans for multiple-unit projects with five or more units.
- A solid knowledge of rental housing finance and mortgage markets.
- A strong knowledge of commercial real estate and contract law.
- The ability to interpret appraisals, market and financial reports for multiple-unit housing projects.
- Strong negotiation skills and the ability to influence others.
- Strong oral and written communication skills in both official languages (English and French).
